AEDAS Homes, a leading Spanish homebuilder, closed out the best monthly sales performance in company history this past October, with 309 net homes reserved, breaking the threshold of 300 units sold to private customers in a single month for the first time and representing a total value of €125 million. Sales prices, which start at €155,000 and reach an average selling price per home above €400,000, have consolidated the company’s monthly sales pace in 2024 at over €100 million.
This October record —which falls in the seventh month of the company’s fiscal year— builds on the strong results from the first half of the 2024/25 fiscal year. During that period, AEDAS Homes closed 1,492 net Build to Sell (BTS) sales, up 68% over the same period a year ago, for a total of €641 million.
“AEDAS Homes continues to demonstrate undeniable commercial strength, reflected in the increasing sales pace, which provides us with excellent visibility over future revenue generation and strengthens our outlook on our goals”, explained Alberto Delgado, the company’s Chief Operating Officer.
Mr. Delgado highlighted the company’s premium market positioning, saying: “The average selling price in October, which was above €400,000, underscores our strong presence in the mid-high segment of the market, where demand remains stable and solvent”.
A favorable outlook for the Spanish residential market
Mr. Delgado put the strong demand for new-build homes in Spain in the context of macroeconomic stability and easing of monetary policy, supported by recent interest rate cuts, explaining: “These conditions strengthen the favorable outlook for Spain’s residential sector, which enjoys solid fundamentals, with demand for new-build homes significantly exceeding supply”.
