AEDAS Homes, a leading new-build home developer in Spain, continues to strengthen its land bank, considered the most robust and highest quality in the sector. The developer has a land bank under management with a development capacity of 24,000 units, nearly half (47%) of which are in Madrid, Spain’s most resilient residential market.
In recent months, the homebuilder has significantly reinforced its position, particularly in Madrid, with the acquisition of the Habitat Inmobiliaria land bank, of which 88% (2,453 units) is located in the Madrid Region. Thanks to this transaction, the company has increased its position in the Madrid region by 28%, and now has land to develop 11,200 units there.
The company’s presence in the Madrid Region is especially strong in the new developments in the capital’s new expansion areas in the southeast (Los Berrocales, Los Ahijones, Valdecarros and Los Cerros) and in key municipalities in the north and northwest of the region.
“To continue ramping up our new-build production, in recent months we have significantly expanded our land bank to reach 24,000 units, which we are already putting into production”, explained David Martínez, CEO of AEDAS Homes, emphasizing that the company has actively implemented a selective and prudent land investment strategy in Spanish cities with the highest demand.
Key new home build markets in Spain
In addition to its strong presence in Madrid, AEDAS Homes’ land bank is distributed across 23 other provinces where Spain’s most dynamic and attractive new-build home markets are. 16% of the company’s land bank is concentrated in its East and Mallorca branch, 14% in its Andalusia and Canary Islands branch, 9% in its Catalonia and Aragón branch, and 8% in its Costa del Sol branch. The remaining 6% is distributed across northern provinces such as A Coruña, Pontevedra, Valladolid, Navarra, Cantabria, and Bizkaia.
The majority of this land bank is currently active (approximately 70%), with nearly 10,000 units under construction, almost 6,000 in the design or marketing phase, and over 1,000 completed and pending delivery.
