AEDAS Homesa leading Spanish homebuilder, has entered the flex living market in Spain from a strong position, with two projects in Madrid and another in Valencia, alongside two institutional investor partners. AEDAS Homes, in addition to having an equity stake in these co-investment projects, will provide end-to-end development services for all three projects through its asset-light Real Estate Services division.

These first three flex living projects that AEDAS Hames will develop represent an investment of over €130 million and will comprise close to 900 units with spacious common areas, such as outdoor pools, co-working spaces, community rooms, bike parking, and large terraces in the top-floor units.

AEDAS Homes will develop these three apartment buildings to attract mid- and long-term tenancies, by featuring fully-equipped units, attractive green spaces, and shared indoor areas like hang-out living room areas, dining areas, kitchens, laundry facilities, and a gym.

In prime locations in Madrid and Valencia

These three flex living projects are located in well-connected areas of Madrid and Valencia. The first project in Madrid is in Valdebebas (528 units), just minutes from Madrid-Barajas Airport and other key areas like Feria de Madrid, where the largest trade fairs and congresses are held in the Spanish capital, and Juan Carlos I Park. The second Madrid project, Valdemarín (190 units), is located in the Moncloa-Aravaca district, with good access to the A-6 motorway and just minutes from Moncloa. Finally, the project in Valencia (158 units) is a 10-minute walk from the port and the startup hub “Marina de Empresas”.

These flex living developments will welcome their first tenants in 2026 (Valdebebas) and 2027 (Valdemarín and Valencia) and will be managed by top-tier operators.
