AEDAS Homes, Spain’s leading residential development platform, has achieved the targets set out in its Business Plan, delivering 5,211 homes during fiscal year 2024/25, which ended on 31 March. This significant level of delivery activity, which includes the company’s own developments as well as those for third parties, will mean that total annual revenue generation is expected to top one billion euros for the second year in a row.
Of the total 5,211 homes delivered, 2,640 correspond to Build to Sell (BTS) developments sold to individuals; 2,060 to affordable rental housing under the Madrid Region’s public-private partnership Plan Vive I (in 16 residential developments across seven municipalities); and 511 to turnkey Build to Rent (BTR) projects for institutional investors.
Market leader
The 5,211 homes delivered strengthen AEDAS Homes’ geographical and product diversification, consolidate the company’s leadership position in the Spanish residential development market and mark a new milestone in the sector.
Robust land bank
At the end of the fiscal year, the company had a land bank under management with a development capacity of more than 20,000 units, giving it strong visibility on its business for the coming years. The land bank has grown in recent months, thanks to strategic corporate transactions including the acquisitions of Inmobiliaria Espacio and Habitat Inmobiliaria’s land bank, which confirm the company’s investment capacity and its role as the leading consolidator of the sector in Spain.
Affordable housing
"40% of the deliveries made in the past fiscal year are destined for the affordable rental market and were developed through public-private partnership formats, a testament to AEDAS Homes’ unwavering commitment to producing affordable housing, as well as our ability to work hand in hand with public administrations to achieve this goal”, Mr. Martínez highlighted.
