AEDAS Homes, Spain’s leading homebuilder, has acquired Habitat Inmobiliaria's land bank in a transaction valued at €132 million. Habitat has been owned by Bain Capital since 2017.
The transaction includes a portfolio of 46 plots with a development capacity of 2,786 homes and cements AEDAS Homes’ position as a key player in the Spanish residential market.
The vast majority of the acquired land (88%) is located in the Madrid Region, Spain's most dynamic real estate market, primarily in the new development areas located in southeast Madrid, where AEDAS Homes is further reinforcing its presence and its commitment to developing housing.
24,000 units: the Spanish development sector’s most robust land bank
This transaction marks a new milestone in the consolidation of the Spanish residential market, a process that AEDAS Homes kicked off when it acquired Áurea Homes in 2021 and Inmobiliaria Espacio earlier this year. With this new integration, the development capacity of the land bank that AEDAS Homes manages will grow by 13%, to nearly 24,000 units, making it the most robust land portfolio in the sector.
